We have particular competence to:

  • Verify the cause of mold growth;
  • Verify the presence of damp seeping on walls;
  • Verify the correct pose of thermal insulation coatings;
  • Verify the air tightness of wooden roofs on masonry buildings;
  • Check the parameters of air exchange in prefabricated buildings;
  • Search for pipes or other  elements hidden under plaster.

MOLD FORMATION

The mold is a dangerous defect for health. It is recommended to communicate mold presence programming the removal. The lessee may demand a reduction of rent, while the buyer a reduction of the purchase price. If the defect will not be removed both the buyer and the lessee may claim compensation for damages, claim the removal of defect and at last claim the right to be transferred. The owner can say that mold was formed by wrong heating/aeration by the renters and terminate the contract of lease.

In these cases we suggest to verify:

  • The existence of a constructive defect visible or easily deducible;
  • The insufficient insulation of building parts (Glaser diagram);
  • The habits of aeration or the heating of tenants.

If the mold doesn’t disappear even if the environment is correctly ventilated, the problem is to be found elsewhere. For example in heat bridge. If the problems aren’t evident they may be analyzed with thermography (infrared images) in combination with blower door test (test of airtightness). These systems can locate leaks of energies and the possible air infiltration from outside.
